The Time Value of Money (TVM) Solver

The foundational concept of finance: a dollar today is worth more than a dollar tomorrow because you can invest it and earn interest. The TVM Solver allows you to input any 4 of the 5 variables to solve for the missing 5th:

Net Present Value (NPV) Analysis

NPV is the gold standard for investment decisions. It calculates the present value of all future cash flows (both inflows and outflows) minus the initial investment. If NPV > 0, the project is expected to generate value and should be accepted. If NPV < 0, it destroys value. Our tool accepts uneven cash flows—for example, Year 1: -$10,000 (investment), Year 2: $5,000, Year 3: $6,000, Year 4: $7,000. Input a discount rate (your cost of capital or required return). We calculate the exact NPV.

Internal Rate of Return (IRR)

IRR is the discount rate that makes the NPV of all cash flows equal to zero. It is the "break-even" rate of return for an investment. If the IRR is higher than your cost of capital, the investment is attractive. For the cash flow example above, our tool solves iteratively to find the IRR. Note: For non-conventional cash flows (alternating positive and negative), there can be multiple IRRs. Our tool warns you if this occurs and suggests using Modified IRR (MIRR).

What is a good NPV?

Any positive NPV. If comparing projects, choose the highest positive NPV. If all NPVs are negative, reject all—you are better off doing nothing or investing in risk-free treasuries.

How do I calculate IRR on rental property?

Input purchase price as negative Year 0. Years 1-10: annual rent minus expenses (property tax, insurance, maintenance) as positive. Year 10: add sale proceeds (expected sale price minus selling costs). Solve for IRR. A good rental IRR is 8-12%+.

What is the difference between NPV and IRR?

NPV assumes reinvestment at the discount rate (cost of capital). IRR assumes reinvestment at the IRR (which may be unrealistic for high-IRR projects). For mutually exclusive projects, use NPV.
